Host Responsibilities
- Accurate
& Detailed Listings – Ensure property details, descriptions, and
images accurately reflect the listing.
- Genuine
Ownership Details – Listings must reflect actual ownership or
management with valid documentation.
- Seamless
Booking Experience – Facilitate smooth bookings with instant
confirmation and minimal delays.
- No
Unnecessary Cancellations – Avoid cancellations unless necessary and
communicate properly when required.
- No
Changes to Stay Types – Maintain consistency with the original booking
terms.
- Timely
Refunds – Process refunds as per platform and guest policies.
- Guest
Security – Implement safety measures such as locks, surveillance, and
emergency protocols.
- Compliance
with StayAmi Policies – Adhere to StayAmi’s guidelines, terms, and
community standards.
Permissions & Legal Considerations
- Ownership
& Rental Agreements – Ensure legal rights before listing a
property.
- Housing
Regulations – Review association or rental agreements to confirm
hosting is allowed.
- Legal
Restrictions – Properties under court attachment or rent control
cannot be listed. Hosts are solely responsible for any legal consequences.
Local Regulations & Tax Compliance
- Regulatory
Compliance – Hosts must comply with local tax laws, licensing, and
regulations.
- Tax
Deduction & PAN – StayAmi deducts 1% TDS from Indian resident
hosts per Section 194-O of the Income-Tax Act. If PAN is not provided, the
withholding tax is 5%.
- GST
Compliance – StayAmi deducts applicable GST from booking amounts and
directly remits it to tax authorities. Hosts do not need to handle GST
remittance.
Guest Registration Requirements
- Hosts
must maintain check-in and check-out records.
- For
foreign guests, passport details must be collected and securely stored.
- Certain
accommodations must submit Form C within 24 hours of a foreign
guest’s arrival.
- Hosts
must also maintain Form B as a guest register for compliance.
